Crest Nicholson is working on proposals for a new development on land south of Shootersway, Berkhamsted. It will provide much-needed housing for the area and will be designed with sustainability and community at its heart.

We want to work with the local community to ensure your views are shared with us. This website will be the focus of our consultation – please register for updates so you are kept up to date as the consultation and planning application progress.

We held a drop-in event on Thursday, 12th September, at the Berkhamsted Civic Centre, where residents had the opportunity to meet the development team, ask questions, and share their thoughts.

The exhibition boards from the event are uploaded above for your review. The consultation has now finished, we are considering the comments made prior to finalising our proposals ahead of submitting a planning application.

Our Proposals

  • A new, sustainable development of up to 90 modern, high-quality homes,
  • A mix of two- to five-bedroom family homes, reflecting the needs of the local community,
  • At least 40% of the homes will affordable, offered for rent or shared ownership,
  • New areas of public open space and play areas that will be accessible to both existing and future residents,
  • A nature-friendly development, achieving biodiversity-net-gain of at least 10%,
  • Existing tree belts and hedgerows will be retained, and additional trees, hedges, and grasslands will be planted,
  • The site is in Flood Zone 1, which means it has the lowest risk of flooding,
  • Sustainable on-site drainage will protect the site from 100-year weather events, with an additional 40% capacity to futureproof against climate change,
  • Sustainable homes with improved insulation, solar panels, and charging points for electric vehicles,
  • The development will make contributions to essential local infrastructure, to be agreed with Dacorum Borough Council and Hertfordshire County Council,
  • Homes on an accessible, edge-of-settlement location that is connected to nearby pedestrian and cycling infrastructure, enabling healthy, sustainable transport to local facilities,
  • Works to improve traffic capacity and road safety, should they be required.

The consultation has concluded and we have summarise the outcome in a report – please register to receive a copy. We are considering the feedback given and will amend our plans accordingly before submitting a planning application to Dacorum Borough Council.

Consultation

We are committed to working with the local community to achieve the highest quality new development in Berkhamsted. We want to hear your views on the proposals as we work towards submitting a planning application.

We held a public exhibition on 12 September at Berkhamsted Civic Centre. The exhibition panels can be found at the top of this page. The online consultation and survey questionnaire remained live until Sunday 29th September when the consultation closed.

Once all feedback has been collected, we will consider the responses received and share our findings. Your feedback is important to us, as it will help us shape our proposals to best suit the community.
